Sell with me

Selling in New York is a test of nerve. Here's how we pass it.

Most sales go sideways for the same few reasons. The wrong price in week one. A listing that looks like every other listing. A board package that shows up late. A negotiation run on adrenaline. I build the whole process to avoid those four things.

The process

Six stages. No surprises.

01

Value and strategy

A written valuation built from real comps, current supply and contract activity in your micro market. Then a pricing strategy with a plan for week one, week three and week six.

02

Preparation

What to fix, what to leave alone, and what to take out of the room. Co-op and condo paperwork gathered early, so a buyer's board package never waits on us.

03

Presentation

Photography, floor plan and a listing that tells a story instead of listing features. Syndicated everywhere buyers look, plus direct outreach to the brokers who have the buyers.

04

Showings and feedback

Every showing, every comment, every number, sent to you weekly. If the market is telling us something, you hear it from me first.

05

Negotiation

Price is one term of many. I vet buyers' financials before we accept, weigh terms and timing, and keep the temperature down so nobody walks away over ego.

06

Contract to keys

Attorneys, board package, appraisal, lender, closing. I quarterback the whole thing so you're not chasing six people for updates.

Why it works

The person who breathes wins the deal.

Javier Perez-Karam

I teach meditation. That sounds like a strange thing to put on a real estate page, so let me be practical about it.

Deals don't fall apart because of math. They fall apart because somebody panics. A seller who chases the market down. A buyer who gets spooked by an inspection. A broker who pushes too hard on the wrong day.

My job is to be the calmest person in every room your sale touches. Clear on the numbers, honest about the market, and steady enough that everyone else can be too.

Panic is not a strategy. Calm is a competitive advantage.
