What you are buying

Williamsburg is really three markets. The North Side, around Bedford Avenue and the waterfront, is where the condo towers and the highest prices live. The South Side, below the bridge, mixes newer buildings with older walkups and some of the best value per square foot in the neighborhood. East Williamsburg, out toward Graham and Morgan, is lofts, converted industrial buildings and smaller boutique condos.

Most of what sells here is condo. Co-ops exist but are the exception, which usually means simpler purchases and more flexible sublet rules.

Getting around

The L at Bedford, Lorimer and Graham. The J, M and Z at Marcy. The G along the eastern edge. The NYC Ferry from North Williamsburg and South Williamsburg puts you in Midtown in about 20 minutes on a good day.

What I watch

New development supply. When a new tower launches, resale apartments nearby compete with sponsor units that come with incentives. I also look hard at monthly charges and tax abatements, because an expiring abatement can change what a buyer is willing to pay.

Selling here?

The right price in Williamsburg depends more on your exact building and line than on the neighborhood average. Start with your building snapshot and I will take it from there.
