Off the grid in every sense. Townhouses, prewar co-ops, and very little inventory.

What you are buying

The West Village breaks the Manhattan grid, and its market breaks a few rules too. Inventory is thin, buyers are patient, and well priced apartments move quickly while overpriced ones sit. Prewar co-ops dominate, with townhouses and boutique condos at the top of the market.

Getting around

The 1 at Christopher Street and Houston Street. The A, B, C, D, E, F and M at West 4th Street. Hudson River Park is your backyard.

What I watch

Days on market and price cuts. In a low supply neighborhood, a listing that misses on day one gets labeled fast. The goal is to be right the first time.
