What you are buying

Greenpoint has two personalities. Inland, it is low rise blocks of row houses and small multifamily buildings, many with long time owners, around Manhattan Avenue and McGolrick Park. Along the water, it is new condo towers with Manhattan views and amenity packages to match.

That split matters when you sell. A two family house on Kent Street and a two bedroom condo at Greenpoint Landing attract completely different buyers.

Getting around

The G train at Greenpoint Avenue and Nassau Avenue, and the NYC Ferry at India Street. Many residents bike to the L in Williamsburg.

What I watch

Waterfront supply, and how small multifamily buildings are priced. Two to four family homes here often sell to buyers who live in one unit and rent the rest, so rent rolls and legal unit counts move the number.
