What you are buying

The East Village and Alphabet City are walkup territory. Small co-ops and condos in five and six story buildings, a few converted tenements with surprisingly generous layouts, and a handful of newer elevator buildings. Light, layout and floor height matter a lot here, because many apartments are in buildings without an elevator.

Getting around

The L at First Avenue and Third Avenue, the 6 at Astor Place, and the F at Second Avenue. Avenues A through D lean on buses and bikes.

What I watch

Floor. A fifth floor walkup and a second floor walkup in the same building can sell far apart. I also watch small co-op board rules, which can be stricter than buyers expect.
