What you are buying

Chelsea covers a lot of ground. There are brownstone blocks in the West 20s, large prewar co-ops, postwar doorman buildings, and newer condos along the High Line with design driven floor plans and prices to match.

Getting around

The 1 at 18th, 23rd and 28th Streets. The C and E at 14th and 23rd. The L at 8th Avenue. Plenty of buses crosstown.

What I watch

The gap between new development and resale. High Line condos set headline numbers, but most sellers are competing with similar resale apartments in similar buildings. That is the comparison that sets your price.
