I'm Javier Perez-Karam, an Associate Real Estate Broker with CITY SPHERE Property Group. I help people sell and buy homes across New York City, in Manhattan, Brooklyn and Queens, mostly co-ops, condos and the occasional brownstone that steals my heart.
Why a boutique firm
CITY SPHERE is a boutique brokerage, and that's on purpose. No assembly line, no handing you off to a junior agent after the listing is signed. Our clients are the focus, not the volume. You get me, directly, from the first number to the closing table, with the whole CITY SPHERE team behind every deal.
The other half
I'm also a meditation teacher. I study and teach Tibetan Buddhist philosophy, and I run Movement of the Mind, a secular meditation practice for people searching for relief, not religion.
Those sound like two jobs. They're one.
Why that matters to you
Selling a home is one of the most stressful things people do. It's money, memory and timing, all at once. Most brokers add to the noise. I try to take it out of the room.
That doesn't mean soft. It means clear. I'll tell you what your apartment is worth even when it isn't what you hoped. I'll tell you when to wait and when to move. And when the negotiation gets loud, I'll be the one still breathing.
The rest of me
I'm a father of two, which is the job I care about most. I grew up bilingual, so if Spanish is easier for you, we can do the whole thing en español. I cook a lot and can talk about food for hours. I'm currently losing a long fight with Japanese.
I work from Midtown and live in Brooklyn, which means I spend a lot of time on the train thinking about both boroughs. Good for business.
