What you are buying

Gramercy is co-op country. Prewar elevator buildings and well kept walkups line the blocks around Gramercy Park and Irving Place, with a sprinkling of condos and townhouses. The park itself is private, and keys go to residents of the surrounding buildings, which is reflected in what those apartments sell for.

Co-op buyers here go through full board review, so a seller wins by having the building paperwork ready and pricing for a buyer who can actually get approved.

Getting around

Union Square is a short walk, with the 4, 5, 6, L, N, Q, R and W. The 6 also stops at 23rd Street.

What I watch

Board requirements, flip taxes and building financials. A strong reserve fund and no pending assessment are selling points. A big upcoming project is something buyers will price in, and we plan for it.

Selling here?

Start with your building snapshot. In co-op buildings, recent sales in your own line are the best evidence we have.
