Lofts, murals, and small multifamily buildings with real upside.

What you are buying

Bushwick is still mostly a rental neighborhood, which shapes its sales market. A big share of what trades here is two to four family buildings, often bought by people who live in one unit and rent the others. Alongside them are boutique condo buildings, many with five to twenty units, and converted lofts near Morgan and Jefferson.

Getting around

The L at Morgan, Jefferson, DeKalb and Myrtle Wyckoff. The M along Myrtle Avenue. The J and Z along Broadway.

What I watch

For condos, monthly charges and how many units in the building are investor owned. For multifamily, legal unit counts, rent stabilization status, and current rents against market. Those three things decide the price more than the finishes.
